  • At What stage of my project should Protos Projects get involved?

    Generally the earlier the better!

     

    We are happy to discuss your project at the concept stage if builders input is required. We regularly do preliminary budgets and provide buildability advice early on in projects. It is often early in the project when the main decisions are still being made that we can have the most positive input. Once the project is approved and “out to tender” there is often not much scope for change or changes cost more time and money than they would have earlier. Early site investigations are also often able to quantify risk and problems early on so that they can be budgeted and planned for and this minimises variations and delays during the works. Furthermore if you need information on the best way to proceed with your project we are always happy to recommend consultants who we have worked successfully with in the past.

     

    There is of course no obligations when discussing projects in the early stages and we are always happy to chat and have a coffee to discuss your project!

  • Do you do my style of project?

    We do a lot of different styles of projects but we will tell you if we don’t think we will be competitive on your job. We will even recommend other contractors who specialise in those works if that is the case! We love bespoke projects or projects with difficulties that make other builders worried such as poor access, difficult designs or structural issues to overcome. Generally we won’t do a single kitchen or bathroom renovation as there are specialists who just do this however we are more than happy to do these works are part of a larger renovation.

  • What contract do you use?

    We are very flexible with regards to contracts. For residential projects we often use the Master Builders Association contracts. For commercial or retail projects we often use our client’s contract or Australian Standards contracts when required/requested. For small projects we will happily work off a signed quotation with some standard conditions.

  • Do you do design in-house?

    We don’t do design in house however we are happy to recommend designers or other consultants and will liaise with them if you intend us to build the project to ensure it is designed in a sensible fashion that will allow us to cost effectively complete your project.

  • Will you do my project as a fixed price or on rates / cost plus?

    We generally work on a fixed cost basis however if the project has a lot of unknowns or a flexible scope such as piling or rock excavation then rates or a cost plus situation may be more appropriate. We would be happy to discuss the best form of costing basis for your project.

     

    When working on a fixed cost we always minimise variations and will never charge for increases in cost of materials or labour. We are always clear and upfront about costs before entering into contracts and we will always sit down and discuss any aspects of the costings or price that you are unsure about before you proceed. Your project is probably one of the biggest purchases you will make and as such a large part of our job is making sure you understand what you are getting for your money and giving you the comfort that everything is transparent and above board.
